Staging
Project Management, Design, and Associated Costs
For some projects, staging is essential. For others, it can actually distract from the bones of the home and/or make it look cluttered. We treat staging as if we would our own home—on a case by case basis depending on the home, its condition, the size, etc. Staging costs vary, but for a typical 3 bedroom, 2 bathroom home, you are looking at around $5,000 minimum, with costs running upward from there.

Coaching
It all begins with an idea. Maybe you want to launch a short term rental to offset W2 tax liability while having a place to vacation with family. Perhaps you’re starting a renovation and need design tips or vendor referrals. Or, maybe you want to build a portfolio of single or multi family rentals as a passive income stream to pass to your kids one day. This is our life’s work!

Renovations
Project Management, Vendor Sourcing, Design
Similar to staging, every property requires a different level of preparation to do it justice prior to sale. That amount of work depends (1) on the level of deferred maintenance; (2) comps in the neighborhood; and (3) seller timing—among other factors. In certain instances, we will take on an extra 8 weeks of work, tens of thousands in up front costs, and countless hours of our time to renovate a project because we know the sellers would be leaving money on the table if we don’t. We CANNOT have that.

Legal
Realtors practice law, but most of them do not even have a college education, let alone a law license or practical experience actually practicing law or going to trial. Why pay 2-3%+ of your largest asset to someone who’s practicing law for you without a license to do so?
